Watering down the paint 50%? It will not cover. I am a contract painter and found that most people that I make a contract with immediately try to change the deal and get more than they are paying for. Sometimes, I let them cheat me as they may have other work that I wish to do but other times I put my foot down. I try to get the client to look at what I have done each and everyday if I am going from room to room. I cannot do this If I spray the entire project at once. Even when I have them inspect my work, they often just do not tell the truth and wish to scam me the contractor for more and more while paying the same as the original contract. Most people have not a clue how much work is involved in painting a house and just assume that the painter rolls out the work with no prep, sealing off the place to protect things that are not painted. All of my contracts state that if anything is in the way like babies, dogs, cars, plants and furniture that I cannot proceed and that it is their responsibility to move this stuff. I always seem to be turned into a furniture mover and never get paid to wrench my back. Fact is most people try to rob the contractor and this article tries to make it seem that the contractor is robbing the homeowners. My sister is a prime example of this as she always goes for the lowest bid yet expects a world class job. This means if you pay $500 for a two day paint job do not expect the contractor to live at your home for two weeks and make only $500.
The crew at Harvey's House Painting was great!!! They were very friendly, worked super hard (in the 103 degree weather) and it looks great. I pointed out one area that I thought the paint looked a little weird and they quickly grabbed the paint to finish it- no questions asked. The price seemed fair for a 4-person crew and getting the job done so quickly! I highly recommend them.

Surface preparation includes cleaning up the entire exterior to provide a neat, smooth surface for paint application. We always chemically clean and pressure wash each house before starting. According to experts, having a good surface accounts for 90% of a good painting. Our painters will first check for peelings, chipping and other flaws. We will then scrape away the peelings and perform a power wash.

I got the referral for Harvey's from the Home Depot on Howe Ave. Out of about 4 painters on Home Depot's list I was most impressed over the phone with Harvey's. His pamphlet is very professional and so is the exterior painting on our house. It took 2 1/2 days to transform our raggy, peeling, 19 yr. old former paint job into beautiful. We added in paint removal on the front porch, which the employees worked SO hard to get it all off. Alas, the concrete underneath was not good, so had to have Harvey's paint it. Israel made sure that a certain caulking was used to fill/hide 2 long cracks on the porch. OMGoodness, u can't even see where the cracks were! I LOVE that porch now! ALL the neighbors are stunned at how good it looks, and we have an exterior to enjoy until we sell in 4 -5 years. Thank YOU Harvey's!
A fresh coat of paint makes everything it touches seem brand new. But such new beginnings cost real money. Professional painters charge around $4,000 for labor and materials to paint the exterior of a 2,500-square-foot, two-story home and roughly $5,500 for the interior. Painters’ rates may range from $20 to $60 an hour, but around $40 is typical in urban areas.
This article is outdated. Deep based colors were an increase in price back in the 90's. Most stores have a standard price for all colors now. The problems the author are citing are outdated and rarely happen. This is the 2nd time I've seen this article being emailed out, it's irresponsible of angies list to keep sending out this poorly written and inaccurate article.
For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.

They painted our home exterior about 12 years ago and did the interior about 9 years ago as part of a major remodel. As it was time to re-paint the exterior again, we used James Lee again, and were very glad we did. In walking around to find 'punch list' corrections after they were done, there was pretty much nothing to find - they did a great job.

Once work begins, hold brief daily meetings to discuss the job and schedule and quash any misunderstandings. If there are surprises, seek middle ground. No contract can anticipate every possibility. Materials may be unavailable. Large chunks of rotten siding may crumble along with the old paint. Exterior jobs may be stopped cold by a week of steady rain. But know that you'll pay extra if you change your mind about a color after the trim is already painted or otherwise add tasks to the project.
The smallest detail can make a world of difference. This is why we take special care to prepare our workspace before the project begins. We will mask and protect any flooring, windows, furnishings, and other possessions before we begin painting. We take any necessary steps to ensure the job is done right the first time, and that you are completely satisfied with your paint.
we only use the best interior paint which goes further as far as pricing a repaint we charge 2.00 a square foot floor space for walls ceilings and trim .on new construction using the best paint 3.90 per foot floor space that is with 3 coats on all surfaces but as being a professional for 45 years i recommend use a professional so that your paint will last longer and you wont have to pay to have it done more often i do free consulting in these areas i am more than happy to assist you with your projects 864-506-6666 just always remember good paint last longer and use a washable paint your home is your most valueable investment take care of it House Painting Home Painters Highlands Ranch Colorado Click Here
Keep an eye on the new cans as they're being brought in. Make sure they look new and don't have paint in the rim of the can. If it's a five-gallon bucket, check to see whether the lid is still sealed on with the plastic strip. The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. Dark primary colors are composed almost entirely of tint that makes it very hard to work with without adding water.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

Specify whether the contractor or you will supply the paint. Check Consumer Reports' paint ratings: In its tests, some relatively inexpensive paints performed better than more expensive paints and cost $10 to $20 less per gallon. But keep in mind that most paints will resist cracking, peeling, mold and mildew. Who does the painting — and how well they do it — is more important than what's in the bucket.
Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint. House Painting Home Painters Highlands Ranch Colorado Click Here
Paint gets more expensive as you go from flat to gloss. The difference is usually around $1 per gallon per sheen upgrade. Flat is the cheapest, then matte flat or eggshell, satin, semigloss then gloss. Paint also gets much more expensive the darker it gets. A white or neutral paint color can be as much as $20 less expensive than a deep base red or blue.

When selecting a color scheme for the home’s exterior homeowners can choose color options that will correct flaws that they may feel exist with their home and property.  Some examples include utilizing two shades of a single color to make a home appear appropriately sized when the home may be too large or too tall.  To accomplish this effect individuals will want to place the darker tone on the upper level of the home’s exterior.  Smaller windows can appear more proportionately sized by trimming them in a lighter tone of paint.  Darker colors make a space or feature appear smaller.  The same effect can be obtained for homes positioned further away from a curb.  By using lighter tones the home will not feel camouflaged.

To win work, contractors generally have to bid against other suppliers. To make an accurate bid, they estimate the time and materials required to complete the job. They measure the area to be painted and discuss the type of finish the customer requires. They assess the quality of the surfaces to work out how much remedial work they must carry out before painting. They might have to remove old paint or wall coverings, or repair cracks and other damage. They also calculate the cost of any essential equipment, such as scaffolding for exterior walls.

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing, colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor. House Painting Home Painters Highlands Ranch Colorado Click Here
